Fannie, Freddie 1st Q Reports
The housing market remained robust in the first quarter, with a strong 3.4% increase in home prices amid continued low interest rates. First quarter mortgage acquisitions of $422 billion, the second-highest level in Fannie Mae history, was down 7% from the record fourth quarter. Freddie Mac supplied $377 billion of liquidity to the single-family and multifamily segments in the quarter.

CRMLS Delay – CRMLS announced that business days will remain Monday to Friday, except holidays. This planned May 1 rule change is delayed for the foreseeable future based on feedback received. All other rule changes planned for May 1, 2021, are in effect. (CRMLS)
Mortgage Rates – The rate on the 30-year fixed was 26 basis points higher a year ago, but rates were at record lows last fall, far lower than the current rate, according to the Mortgage Bankers Association. Total mortgage application volume fell 2.5% from the previous week. Applications to refinance a home loan, which are highly sensitive to weekly rate moves, still fell 1% and were 18% lower than one year ago. Mortgage applications to purchase a home fell 5% and were 34% higher than a year ago. However, the housing market ground to a halt at this time last year, when the pandemic lockdown was in place. It rebounded dramatically in the summer and is only now beginning to lose steam again. (MBA)
