Prop 19: Effective April 1
Your clients may be able to buy or sell and obtain the tax savings under Prop 19 as long as the corresponding sale takes place on or after April 1. Any such homeowner must be advised to speak with their own legal or tax counselor on their eligibility for property tax savings.

Avoid ‘Sight Unseen’ Liability
With the shift to virtual tours and showings in the past year, more buyers are making offers without setting foot inside a home. It’s important for real estate pros to know the risks in “sight unseen” sales that can lead to liability—and take steps to mitigate those risks.
C.A.R. Clarifies Pro Act Labor Bill
C.A.R. has clarified the status of the PRO Act labor bill, known as H.R. 842, following an article in Inman News that raised questions about the possibility that the PRO Act could change REALTORS®’ ability to do business as independent contractors. C.A.R. continues to assist and support NAR’s efforts to maintain its members’ independent contractor option as lawmakers debate H.R. 842 and other bills that deal with this issue.

Pandemic Push – When lockdowns began lifting last year, home sales in California took off, with the largest month-to-month sales increase in nearly 40 years in June, and in July, home sales climbed to their highest level in more than two and a half years, while setting a record-high median home price. Some of the home sales likely would have happened in the next few years, but were accelerated due to Covid-19. (Wall St. Journal)
Market Stats – Existing, single-family home sales totaled 462,720 annualized in February, down 4.5% from January and up 9.7% from February 2019. Median California home price for February was $699,000, down 0.1% from January and up 20.6% from February 2019. (C.A.R.)
Mortgage rates – Rates have officially been above 3% for an entire month now, impacting buyers’ purchasing power. (Freddie Mac’s PMMS)
