Housing Demand – Consistent improvement in housing demand suggests a solid bounce back in upcoming months. Since bottoming out in early April, pending sales have improved by more than 100%. In addition, new purchase mortgage applications in California finally exceeded 2019 levels for the first time in late May, after weeks of decline since the pandemic lock-down. Both represent strong, and consistent, signs that buyer demand is returning. (C.A.R.)
Rent Disparities – While overall unemployment dropped last week, recent reports that analyzed U.S. Census Bureau data found that nearly one in four black and Latino renters didn’t pay or deferred their rent in May, compared with just 14% of white renters. With black unemployment reaching 16.7%, Latino unemployment 18.9% in April, the problem may get worse: Nearly half of black and Latino rents expressed concern about being able to pay rent in June. (Urban Institute)
Labor Market – By the end of May, more than 40 million workers had filed for unemployment insurance since the initial shelter in place orders were issued. New claims have been trending downward for 8 weeks in a row, but the toll on our labor market and thus on consumer spending and economic growth overall has been significant and will take time to heal.
