Robots Can’t Compete With Realtors®
Every day, there’s a new threat to the way real estate professionals do business. There’s always a startup looking to rope in a chunk of the home-buying market by promising to undercut standard agent commission rates or even offering an online transaction platform that bypasses the need for an agent altogether. But this article shows why real estate continues to be—and will always be—a relationship-centric business.
Why Did That Agent Send You a 1099?
Did an agent at another brokerage send you an IRS 1099-MISC form? If you received a referral fee or shared commission last year that was for more than $600, you might have received a 1099 from the other agent. Receiving a 1099 from the agent isn’t a new requirement, but NAR attorneys say say they get questions every year about this at tax time. You’ll want to check with your accountant on anything having to do with taxes, but …

The photo-sharing social network is a growing lead-generation tool for some real estate pros. Find out how they’re using the platform to connect with clients. One 25-year-old agent found what she calls a “gold mine” when prospective clients began reaching out to her. They’d comment on her photos, inquire about her listings, and outright ask if she’d help them buy a house—all through the Instagram app.

Is Minority Home Ownership On the Rise?
Last year the national home ownership rate increased in three consecutive quarters for the first time since 2009. Many observers hailed it as a sign that the home ownership rate, which measures the percentage of homes that are occupied by the owner, has reversed course and now will continue to increase. Less noticed, though, were signs of improvement in minority home ownership rates. Hispanic home ownership rose to its highest level since the third quarter of 2012. African-American home ownership rose and fell during the year, and white-only home ownership—though still 20 to 30 points higher than minorities—ended 2015 lower than it has been in many years.
Cities Plagued by Shrinking Inventory
More than 1.3 million (1.6%) of the nation’s nearly 85 million residential properties are vacant. That’s down 9.3% from the third quarter of 2015, according to RealtyTrac’s first quarter 2015 Residential Property Vacancy Analysis. Los Angeles makes the Top 10 list of cities with the fewest number of vacant properties in the first quarter.

Buyers may wonder why they should pay for a home inspection when they can get specialists to point out trouble spots for free. As a real estate professional, your duty is to educate. It might seem like a simple question to answer, but in order to serve your clients fully, you must first understand the why behind it.

Top Community Features for Baby Boomers
While many in the real estate industry are focused on the wants and needs of millennial buyers, older generations of home buyers still have a lot of purchasing power. Baby boomers actually make up 31 percent of the home buying population, and real estate pros need to be familiar with their housing and neighborhood preferences. According to NAHB’s new Housing Preferences of the Boomer Generation report, this generation seeks out single-family detached homes in low-traffic communities. In fact, nearly 80 percent of boomers say they prefer cul de sac lot designs since they limit the traffic flow.
